The Monmouth trail follows the river Wye to Symonds Yat. It&#8217;s quite easy to spend a day at Symonds Yat as there is a maze to explore, a boat for trips down the river, the famous Yat Rock and perigrine falcons and Herefordshire&#8217;s most famous view, plus some really good pubs to quench your thirst or lunch by the river. It involves tracking down hidden boxes around the countryside and adding your name to the book inside and perhaps exchanging a small gift. There are a few within 5 miles of our postcode and some you can walk from Little Gaerfields to find.</p><p>www.walk4life.info is a way of planning walks or jogging before the holiday.</p><p>A gentle stroll out of the farmyard and turning first right at every juntion will bring you back to Little Gaerfields ( about 1 mile)</p><p>For a longer walk or jog turn left out of the farmyard and then turn right at every road juntion will bring you back  home. Holiday Tenancy :<br /> The agreement is made on the basis that Little Gaerfields is to be occupied by the Tenant(s) for a holiday as mentioned in the Housing Act 1988 Schedule 1 paragraph 9 and the Tenant acknowledges that the tenancy granted by this agreement is not an assured tenancy and that no statutory periodic tenancy will arise when it ends.</p><p>2. Reservation:<br /> We shall hold your provisional reservation for 7 days. If we have not received your signed booking confirmation with the deposit within 7 days, we regret that the reservation will be cancelled.</p><p>3. Deposit:<br /> A deposit of 25% of the full tariff must accompany the booking. The person signing the booking, who must be over 18 years of age, must have the authority and responsibility to accept all the conditions on behalf of all other party members.</p><p>The cheque should be made payable to Mr &amp; Mrs Jones</p><p>Deposits are non-returnable unless we are unable to accept the booking and as specified below.</p><p>* The balance of the tariff must be paid at least eight weeks before the start date, together with a refundable damage bond which is 1 or 2 cheques to the total of £200 which will be held against damage, loss, excessive consumption of services and excessive final cleaning. Stag parties the bond will be £400.<br /> * If your holiday begins less than eight weeks from the time of booking, the full tariff and damage bond are payable on booking. Failure to comply may result in the cancellation of the holiday and forfeiture of the deposit and payment of the full cancellation charges.</p><p>4. Cancellation:</p><p>We remind you that your accommodation booking is a legally binding contract. In the event of cancellation we are entitled to retain your deposit and ask for a further payment to compensate us for our loss. Non-availability:<br /> We would only cancel your booking if the accommodation was unavailable for reasons beyond our control. Reasonable Access:<br /> Reasonable access to the property by the owners and/or our authorized representatives must be allowed at all times.</p><p>7. Damages and Breakages:<br /> Guests will keep the holiday accommodation and all furniture, fixtures, fittings and effects in or on the accommodation in the same state of repair as at the commencement of the holiday, and shall leave the accommodation in the same state of cleanliness and general order in which it was found. Guests must report and pay to the owners the cost of any damage or breakages made during their holiday occupancy.</p><p>8. Breaking the Terms and Conditions:<br /> Failure to comply with any of the booking conditions, may result in the party (ies) being asked to leave immediately, if in the owner&#8217;s sole discretion they feel the conditions have been infringed. No refunds will be given in these circumstances.</p><p>9. Complaints:<br /> In the event of there being cause for complaint concerning the property, the matter should be taken up with the owners at once. It is important that this is done whilst you are still at the property so that an on the spot investigation can be made if necessary by our local representatives and remedial action taken if required. In no circumstances will compensation be made for complaints raised after the tenancy has ended when the Tenant has denied the owners or their authorized representative the opportunity of investigating the complaint and endeavoring to put matters right during the tenancy.</p><p>10. Liability:<br /> Personal belongings are the responsibility of each member of the party. The owners accept no liability whatsoever for any accident, loss or damage to your property, unless such loss etc is demonstrably due to their negligence. The owners cannot be held responsible for the failure of services, (e.g. water, gas, electricity, breakages of items supplied with the property, etc) or any disturbance which is beyond their control. We will always do our very best to repair or replace broken items such as the boiler etc as soon as possible.</p><p>11. Safety of Children:<br /> Children must be supervised at all times.</p><p>12. Cars:<br /> Cars are parked at owner’s risk in the courtyard attached to Little Gaerfields.</p><p>13. Arrival and Departure Times:<br /> Bookings run from Friday to Friday (unless agreed by prior arrangement). Tenancies commence at 4pm on the day of arrival and terminate at 10am on the day of departure unless arrangement has been made prior to the start of the holiday. We always happy to try and accommodate guests that would like to arrive early or leave late.</p><p>14. Sauna and swim jet:<br /> The sauna and swim jet both use electricity and are £1 for 20 minutes use each.</p><p>15. Extra guests:<br /> Extra guests to the 20 people that are staying are £10 per night per person for the use of z beds, those visiting for the day are £5 per person per day ( except in the case of celebrations such as weddings )and only by prior arrangment.</p><p>16. Items left behind:<br /> Requests for your property left at the house after the holiday to be posted to your home are a minimum of £10 per parcel.</p><p>17.
