Terms and Conditions Little Gaerfields booking terms and conditions.

1. Holiday Tenancy :
The agreement is made on the basis that Little Gaerfields is to be occupied by the Tenant(s) for a holiday as mentioned in the Housing Act 1988 Schedule 1 paragraph 9 and the Tenant acknowledges that the tenancy granted by this agreement is not an assured tenancy and that no statutory periodic tenancy will arise when it ends.

2. Reservation:
We shall hold your provisional reservation for 7 days. If we have not received your signed booking confirmation with the deposit within 7 days, we regret that the reservation will be cancelled.

3. Deposit:
A deposit of 25% of the full tariff must accompany the booking. The person signing the booking, who must be over 21 years of age, must have the authority and responsibility to accept all the conditions on behalf of all other party members. Deposit paid by BACs or cheque. The cheque should be made payable to Mr & Mrs Jones Deposits are non-returnable unless we are unable to accept the booking and as specified below. * The balance of the tariff must be paid at least eight weeks before the start date, together with a refundable damage bond which is 1 or 2 cheques to the total of £500 which will be held against damage, loss, excessive consumption of services and excessive final cleaning. * If your holiday begins less than eight weeks from the time of booking, the full tariff and damage bond are payable on booking. Failure to comply may result in the cancellation of the holiday and forfeiture of the deposit and payment of the full cancellation charges.

4. Cancellation:
We remind you that your accommodation booking is a legally binding contract. In the event of cancellation, we are entitled to retain your deposit and ask for a further payment to compensate us for our loss. 5. Non-availability:
We would only cancel your booking if the accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this is was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.

6. Reasonable Access:
Reasonable access to the property by the owners and/or our authorised representatives must be allowed at all times.

7. Damages and Breakages:
Guests will keep the holiday accommodation and all furniture, fixtures, fittings and effects in or on the accommodation in the same state of repair as at the commencement of the holiday, and shall leave the accommodation in the same state of cleanliness and general order in which it was found. Guests must report and pay to the owners the cost of any damage or breakages made during their holiday occupancy.

8. Breaking the Terms and Conditions:
Failure to comply with any of the booking conditions, may result in the party (ies) being asked to leave immediately, if in the owner’s sole discretion they feel the conditions have been infringed. No refunds will be given in these circumstances.

9. Complaints:
In the event of there being cause for complaint concerning the property, the matter should be taken up with the owners at once. It is important that this is done whilst you are still at the property so that an on the spot investigation can be made if necessary by our local representatives and remedial action taken if required. In no circumstances will compensation be made for complaints raised after the tenancy has ended when the Tenant has denied the owners or their authorised representative the opportunity of investigating the complaint and endeavoring to put matters right during the tenancy.

10. Liability:
Personal belongings are the responsibility of each member of the party. The owners accept no liability whatsoever for any accident, loss or damage to your property, unless such loss etc is demonstrably due to their negligence. The owners cannot be held responsible for the failure of services, (e.g. water, gas, electricity, breakages of items supplied with the property, etc) or any disturbance which is beyond their control. We will always do our very best to repair or replace broken items such as the boiler, swimming pool, sauna etc as soon as possible, but sometimes we are unable to as in the case that if the pool was damaged by previous guests. 

11. Safety of Children: Children must be supervised at all times.

12. Cars:
Cars are parked at the owner’s risk in the courtyard attached to Little Gaerfields.

13. Arrival and Departure Times:
Bookings run from Friday to Friday (unless agreed by prior arrangement). Tenancies commence at 4pm on the day of arrival and terminate at 10am on the day of departure unless arrangement has been made prior to the start of the holiday.

14. Sauna and swim jet:
The sauna and swim jet both use electricity and are £1 for 20 minutes use each.

15. Extra guests:
There is a charge for extra guests visiting for the day or for extra sleeping over for the night.

16. Items left behind:
For any items left behind please check we have found them and then register with Hermes to have them posted back to you. I will weigh and wrap the item.

17. Pets
No pets, please.

In December 2011 we had to dismantle the play area with swings slides etc. We are deeply sorry about this as so many children had loved the play area…..

We will not be deemed to be in breach of contract or in breach of these Conditions as a result of any delay in our performance or failure to perform any of our obligations if that delay or failure is due to any cause or circumstance beyond our reasonable control including, but not limited to, fire, flood and other acts of God, breakdown of equipment, road traffic problems, accident, disruption to energy supplies, strikes, riot, civil commotion or acts of terrorism or war.

6. Intellectual Property

Save as otherwise provided in these Conditions, you acknowledge and agree that all copyright, trademarks and all other intellectual property rights in all materials and/or content made available as part of your use of this Site shall remain at all times vested in us. You are permitted to use such material only as expressly authorised by us, including printing such material for your own personal, non-commercial use, and otherwise in accordance with these Conditions. No other license or rights are granted.

You accept that any and all text, images, symbols, logos, website code, files and other material (collectively “Content”) published on, or forming part of, this Site is the sole property of, or is duly licensed to, us.

No part of the Content contained on this Site may be reproduced or stored in any retrieval system, for any commercial purpose. These Conditions set out the entire agreement and understanding between you and us in relation to your use of this Site and supersede all prior representations, understandings and agreements of whatever nature between you and us.

If any part of these Conditions is deemed by any competent authority to be void or ineffective for any reason, the remainder of these Conditions shall continue without the ineffective provision(s) and shall remain in full force and effect.
